Applications and Screenings


APMPros Does not charge potential Tenants an Application Fee to fill out an application. Other property managers have been known to charge a non-refundable Application Fee of between $35.00 and $75.00 per family member over 18-years of age.  Applicants are more likely to fill out an Application if there is no risk of losing the cost of an Application Fee. Not charging an Application Fee can be the difference between getting a property leased up quickly or it staying vacant.

APMPros tends to get Applications faster and processed quicker than any other property management company. APMPros has had people at showings fill out Applications on their smartphones and have it to us before leaving the property showing. APMPros provides Property Owners with a summary of all Applications until one is approved by the Property Owner.

Once APMPros receives a Rental Application, we start the application screening process. We notify the Applicant that (a) the Application has been received and is being processed. This process typically takes 2 to 3 days. If the Applicant has any questions, we advise them to contact APMPros. APMPros keeps Applicants informed throughout the approval process.

APMPros uses third party screening agencies to screen Applicant’s. The third-party screening agency reports on income, credit history, rental history and Criminal background when available. APMpros review the reports then sends an outline to the owner for approval. Applicants give APMPros permission to screen their background for rental purposes only.

For most Property Owners, this is all they need to approve an Applicant, other Owners may need a bit more information and we are more than willing to ask the applicant for addition information if needed.

How hard is it to read an Applicant Report and make Recommendations?

This depends on the Applicant and if they have rented property in the past.  If they previously owned their own home or they have no rental references, we can only rely on the reports and verification of income. It takes about 10 minutes to read the report and about 30 minutes to verify if contacts are available.

Applicants who are moving out on their own or are moving from out of country face the same issues of no rental history and parents very rarely give a bad review of their children.

Applicants will continue to look for a place to live until they are approved. This is why APMPros is in constant communication with Applicants regarding their application and the approval process.

Once an Applicant has been approved by a Property Owner, APMPros immediately starts the lease signing and Deposit Process. Some Property Owners think that once they approve an Applicant, they will receive a check the next day. This is not the case. Until the Applicant has signed a lease, made the necessary deposits and moved-in, the Applicant can back out of the lease for any reason and get a full refund.

Applicant screening is included in the APMPros Flat Fee Property Management.
